Calculating Internal Rate of Return

The internal rate of return (IRR) is a measure used to estimate the profitability of potential investments in capital budgeting. The IRR is a discounted rate that makes the net present value (NPV) of cash flows from a project equal to zero. In other words, the IRR is the interest rate that makes the Net Present Value zero.
